ARNAUD CHEUNG

Managing Director

Arnaud began his career at Hamptons International and CBRE, building his extensive experience in residential lettings and the institutional rented sector. He specialises in advising investors and operators, development consultancy, serviced apartment appraisals, and serviced apartment and apart-hotel acquisitions and disposals. In 2004, Arnaud co-founded Domus Nova, a boutique estate agency for design-led properties of architectural interest throughout prime London. Arnaud now brings his extensive experience to Saxbury.

Director

Ben is a founding partner of Saxbury and brings a wealth of knowledge of the serviced apartment sector, in which he has worked for over 12 years. Ben launched one of the first serviced apartment consultancy practices, Short Let Consulting, in 2011. Since then he has worked on a variety of projects for serviced apartment companies, while helping leading brands to build nationwide property portfolios. Ben has a depth of expertise across the whole sector, and has advised individual and institutional property investors, developers and CEOs.

ADAM LOWENTHAL

Director

Adam is a founding partner of Saxbury and has worked for almost a decade in the property investment industry with specialist interest and expertise in the serviced apartment sector. Having established himself as a Director of Serviced Apartment Solutions; a joint venture consultancy firm with CBRE, and Domus Nova Investments; an investment and development consultancy firm. His work has included leasing, acquisitions, disposals and consultancy for some of the largest UK, European and North American institutional investors, developers and operators.

HENRIETTA SAMPENE

Accounts

With a solid 15-year background in the real estate industry, Henrietta is responsible for all areas relating to financial reporting and manages the day-to-day financial accounting of Saxbury. Henrietta has previously built and managed the Accounts department at our sister company, Domus Nova. Henrietta’s consistent result-driven attitude and reliability was a huge asset to Domus Nova, so there was no question on her ability to take over the accounts at Saxbury when the opportunity arose.

Financial Modelling Analyst (Intern)

Having successfully completed his Business Administration degree at Marquette University, Jordan joined Saxbury to support the business by using his major in Finance to create financial models and reports. Jordan also practices market research and other administrative functions. Through his role, Jordan aims to create valuable analytical tools to optimize the functionality of Saxbury’s feasibility studies.

Kristian has worked in the property market for over 20 years and helps Saxbury to provide specialised funding solutions for development and investment projects across the UK. The Serviced Apartment Sector Explained

In the following Q&A, we attempt to shed some light and clarify some key concepts.

What are serviced apartments?

We refer to ‘serviced apartments’ as a catch-all term for purpose built apart-hotels (with C1 use class) and residential buildings re-purposed for short-term lets (with C3 use class).

Why is everyone talking about them?

This alternative type of accommodation is becoming increasingly popular among corporate and leisure travellers worldwide, as it bridges the gap between the AirBnB, hotel and residential markets. Due to the sector’s increasing popularity, the industry has already reached maturity in the Americas, Middle East and Asia, leaving Europe and the UK particularly underpenetrated.

How did serviced apartments originate?

In the UK, the serviced apartment sector first came into focus around 15 years ago as a response to a surge in demand from corporate travellers, who frequently found long-term hotel stays uncomfortable and impersonal. Next came the rise of AirBnB which introduced a viable alternative to hotels and acted as a catalyst for the serviced apartment sector to flourish.

What are the benefits for developers and landlords?

Hotel developers are used to working with management contracts, but landlords and investors can now benefit from the guarantee of long-term leases provided by serviced apartment operators.

What’s the market forecast?

Having seen a rapid growth over the last decade, the sector continues to expand at a healthy rate with a pipeline of 20,000 units expected to open in Europe over the next five years, almost double that of last year’s projected pipeline.

Large international brands are realising the sector’s potential and are creating and evolving new brands to penetrate the market. In the first quarter of this year, Hilton opened 23 extended stay hotels and The Ascott Limited, the world’s largest provider of extended stay, announced their target to double their global portfolio from 80,000 to 160,000 units by 2023. IHG also has another 169 extended stay hotels in their Staybridge Suites pipeline.

New brands continue to emerge, and over 70% of operators are planning new properties, creating substantial demand for C1 and C3 buildings across the UK and Europe. Our job is to help our clients satisfy this demand and hand-hold them to completion.
