Caught between the offices of the City and the hotspots of Spitalfields, Saxbury facilitated the transformation of a 32-unit serviced apartment block into a 106-key aparthotel

Middlesex Street is a former serviced apartment block reimagined as a stylish aparthotel, via a project in which Saxbury played a crucial role. Set on the edge of the Square Mile, its location is ideal for business travellers visiting the City of London’s financial, legal and accounting firms. In recent years, it has also become a destination for leisure travellers. Nearby Spitalfields Market is a firmly established hotspot, attracting a diverse mix of visitors including tourists from the UK and abroad.

Broadgate Circle and world-class restaurants are also within walking distance, as well as London’s largest vintage market. The location benefits significantly from being only a three-minute walk from Liverpool Street Station – a National Rail and London Underground interchange.

Acting on behalf of Glenwell Group, Saxbury assisted with the acquisition of the tired 32-unit serviced apartment block (C3), before working with the architect to produce an investible C1 aparthotel. Massing was maximised, creating an attractive 106-key scheme.

Throughout each stage, Saxbury continued to update the feasibility model to ensure the project was optimised. This was bolstered by Saxbury’s unique understanding of global operator demand. A full marketing campaign was then launched in order to source the best-in-class tenant. From national brands to global conglomerates, this attracted more than a dozen first-rate operators. Following a competitive process, Saxbury selected Staycity to be the custodian of the iconic redevelopment for the next 30 years.

“Saxbury is refreshingly straightforward to deal with. Their application to deals to ensure they are pushed over the line goes way beyond what is typical in the agency world. It’s a real cradle-to-grave service”
