A sympathetic five-storey conversion providing 53 private residential units in Reading.

Set in a town with robust corporate demand for extended stay accommodation, Royal Heights represented a unique opportunity for a commercial organisation to lease an entire block of 53 apartments.

Characterised by high-specification finishes and an abundance of natural light, each apartment is exquisitely designed and enjoys high ceilings, Italian-made kitchens, stone worktops and Porcelanosa splashbacks. These considered homes also include Siemens appliances, smart technologies and super-fast broadband. An additional floor brings together four new penthouse units.

The accommodation spans 39 one-bedroom apartments, 10 two-bedroom apartments and four penthouses (one one-bedroom and three two-bedroom units). The project’s features span bike parking, solar power and a rainwater collection system for the gardens. Royal Heights is also committed to being Carbon Neutral.

Seven minutes’ walk from the town centre and just over 20 minutes from London, plus with the Elizabeth Line now linking major towns in between, Reading has become an even more accessible enclave of the English countryside.

Saxbury was instructed to find a best-fit custodian for the scheme and conducted a targeted marketing campaign. The search process brought co-living operators into the fold and despite strong interest from serviced apartment operators, Saxbury advised the clients to lease the building to one of the largest co-living operators in the country on a special hybrid lease structure.

Royal Heights was the first premium co-living scheme in Reading and continues to be the foremost development of this type in the town. The development tends to attract young professionals working across a range of global businesses within Reading.
